Designed and constructed by local developers Ankers & Rawlings, The Concept Centre is a development of eleven industrial and business units. Units range in size from 1,058 sq ft to 6,763 sq ft (over 2 floors). The development has 15 car parking spaces.
Modern construction standards have been incorporated including steel portal frame under an insulated steel profile clad roof with composite clad elevations.
Specification
Foundations
All foundations will be to the engineers design either strip foundations with pads or piled with reinforced concrete ring beams all as required by the current building regulations.
Steel Frame
The complete steel portal frame will be designed and erected to comply with all current British Standards and building regulations.
Roof Cladding
The roof covering will be Kingspan composite panels fixed to steel Purlins all laid to comply with the currant building regulations and the manufacturers recommendations. The works will include for all the relevant flashing soffits and rainwater down pipes. All the works will be carried out to current British Standards.
Side Cladding
The external elevations (above brickwork level) will be Kingspan Composite panels all fixed to the steelwork to Comply with the currant building regulations and the manufacturers recommendations. The works will include for all the relevant flashings. All the works will be carried out to current British Standards.
External Brick and Blockwork
The external skin of face brickwork will be of a good quality facing brick as approved by the local authority laid in cement mortar and pointed with a neat bucket handle joint. The brickwork will be backed by a skin of concrete blocks laid in cement mortar and pointed internally with a bucket handle joint.
The works will be carried out using all required wall ties and be connected to the steel frame as required by the engineer to include all required brickwork restraint steelwork.
Aluminium Windows and Doors
All external windows and doors (not the sectional up and over door) will be be TECHNAL powder coated FX 46p thermally broken system (or others manufacturers equivalent) with top hung opening sashes and fixed lights. Top hungs to include include concealed stainless steel variable action hinges locking handles and trickle vents.
Doors to include concealed overhead transom closers low ramp thresholds locks anti-finger trap bulbstiles with Adamrite hook break locks and standard pad handles.
All glazing will be double glazed with soft coat low E Argon filled safety glass units.
Sectional Up and Over Door
The door will be approximately 3.00m wide and 3.00m in height insulated with chain operation with an external finish in Plastisol HP200.
The internal finish will be Stucco White.
The door panels will be complete with top and bottom retainers and weather seals with extruded rubber seals to both vertical guides with internal shoot bolt locking and spring and cable safety devices fitted.
Insulation
The buildings will be insulated to comply with the current building regulations.
Concrete Floors
The concrete ground floor slab will be to the engineers design with a power float finish and sealed with a proprietary dust proofing sealant to give a load bearing capacity of 25 kn/m2 (500 lbs/ft2).
The concrete first floor slab will be as per the ground floor slab but the loading will be 5 kn/m2 (100lbs/ft2).
Party Walls
Ground floor party walls will be constructed in concrete Blockwork bedded in cement mortar with all required wall ties and pointed with a bucket handle joint.
First floor party walls will be of studwork construction fitted so as to comply with all required building regulations.
Stairs
The stairs will be either pre-cast concrete or in-situ concrete to include for all handrails and balustrade and will comply in all with all current building regulations and the requirements of the disabled act.
Internal Wall Lining and Doors
The wall lining to first floor offices stairwell and ground floor entrance areas will be plaster board suitably jointed with emulsion finish complete with softwood skirtings.
Suspended ceilings (first floor area and ground floor lobby only) will be 600*600 square edged tiles loose laid in a suspended white steel grid hung from pre stressed galvanised suspension cable.
Window Cills will be UPVC pre formed cill boards to all internal faces of window reveals and including silicone seal perimeter edges with 6mm silicone joint.
Doors will be Oak veneered solid core doors and confirm with the relevant fire regulations where required to include for stainless steel ironmongery and vision panels again where required.
Access Hatches
Will be supplied where access to incoming mains supply is required.
Decoration
All new plasterboard faces will be decorated to the underside of the suspended ceiling with quality vinyl matt emulsion (3 Coats).
The underside of the concrete stairs will receive textured white emulsion.
All new timber will be finished in white gloss with the appropriate undercoat and primer.
The handrail to the stairs will be finished in white (or other colour) gloss with the appropriate undercoat and primer.
Lighting
The first floor office area will be supplied with recessed light fittings to help achieve LG3 standards.
The ground floor area will be fitted with fluorescent lighting to give suitable lighting levels.
All required emergency packs and emergency exit lighting will be installed where required so as to comply with all current building regulations.
Power Points
A suitable number of double and single power points will be supplied to the first floor office area.
Heating and Hot Water
Heating and hot water will be supplied via a gas fired combination boiler with radiators to the ground and first floor areas installed to comply with all the current regulations.
Toilets
There will be a disabled toilet (complete Doc M pack) in the ground floor area with a male & female toilet at first floor level complete with all required sanitary ware ventilation and tiled splash backs.
Hot and cold water will be supplied to both toilets.
Shower
Electric shower with shower tray and panel enclosure will be installed.
Carpets
Carpets will be supplied to all first floor areas and entrance area (sheet carpet anti static office quality) with carpet and nosing's to the stairs and vinyl to both toilets.
Services
All mains services (gas water and electric - 3phase 100amp per phase) will be connected with a duct and draw string supplied for the telecom supply (the supply is by the occupier).
Externals
The external areas will generally be laid to tarmac finishes for access roads 60mm brick paving for paths access ramps and car parking with 80mm brick paving to the areas in front of the main doors.
The site will be landscaped to drawings as approved by the local authority.
Generally
All works will be carried out in correct and proper manner and comply with all current building and statutory regulations and in accordance with the drawings as approved in planning by the local authority and building control.
